Grey Oaks in West Shawnee

“We’re excited to announce that area custom home builders with excellent credentials are bringing new floor plans to Grey Oaks,” says Darol Rodrock, company founder. “I’ve worked with many of these guys over the thirty five years we’ve been in business and each of them bring integrity and design excellence to everything they do.” Five builders have projects underway in Grey Oaks, including James III Homes, James Engle Custom Homes, Mark Lovsky Homes, J. Forest View in Olathe

Forest View, the woodland-view community situated high atop natural rock bluffs in Olathe, is giving homebuyers more to see this spring including new two-story and reverse-story-and-a-half floor plans. Located just west of K-7 and south of 119th Street on Clare Road, the Rodrock Development community is comprised of three communities, all now open to outside builders.

Homes in Forest View feature four to five bedrooms, large master suites, custom finishes throughout, and three-car garages. Home prices range from the $280,000s to the $400,000s and up. “With so much to offer, homebuyers owe it to themselves to compare Forest View before making a final new-home buying decision,” says Langhofer.

Also going up in The Estates of Forest View are two custom build jobs by Jim Engle Builders. “Activity is brisk in Forest View, and we’re excited to see 2011 getting off to such a great start,” says Langhofer.

Forest View’s five-plus acre outdoor recreational amenity includes a pool and cabana, water play area with fountains, pergola-covered gas grill and picnic areas, sand volleyball courts, playgrounds and walking paths. The acres of set aside green space, comprised of mature woods, are now a permanent home to area birds and wildlife.

“Home buyers in the market for something new this spring are finding it in The Estates of Prairie Haven now,” says Darol Rodrock. The founder of locally owned Rodrock Development recently purchased fifty-seven home sites in the Olathe community, located just east of 7 Highway at 121st Terrace and Valley Road. Rodrock is also teaming with award-winning builder Skeet Jameson of James III Homes to “bring a unique luxury-infused offering to the mid-$200,000s new-home market,” says Rodrock.

“Prairie Haven’s land plan makes the most of the natural rolling prairie terrain. There are no through streets or busy intersections to mar the tranquil setting,” says Rodrock. Jameson, a Johnson County-area homebuilder for more than twenty-four years (his company has built more than 800 homes), readily acknowledges that his new plans borrow from upper bracket elements typically reserved for the larger homes his company has long been known for. He cites 9′ and 10′ ceiling heights in entries, great rooms, and master suites; custom ceiling and base molding detail throughout; custom cabinetry; granite counters in kitchens; dual-head showers with Euro-styled glass door and jetted tubs in master suite baths; and built-in master closets connecting to the laundry room, as examples.

“We position laundry rooms adjacent to master suite closets, for instance, and make it accessible from either the master suite or the hallway. This is an uncommon detail in this price range,” says Jameson, “one that scores very high on our homeowners’ convenience scale.” Also included are upgraded kitchen and bathroom tile, large walk-in kitchen pantries, large kitchen islands, iron spindles in staircase railings and upgraded tub, shower and sink faucets.

Energy efficiencies are also standard, including low-E dual pane windows, Energy Star rated stainless steel kitchen appliances, direct vent sealed unit fireplaces and Tyvek wind-barrier wrapping around the entire outer perimeter and 13 SEER rated HVAC system. Also standard: 30-year roofing, steel insulated garage doors and an engineered truss floor system designed to minimize wood shrinkage and shifting during and after construction. “These new technologies allow us to do the best job of framing and insulating homes in order to eliminate drafts, gaps and cold spots,” says Jameson.

The SheridanThe Sheridan, an all-suite, three-bedroom ranch with three baths, features an open great room with a corner fireplace. Windows along the back overlook a patio partially covered by a thoughtfully designed roof overhang. Two bedrooms, including the master suite, comprise one wing. The second bedroom suite near the front entrance is ideal for guest suite or home office.

The third bedroom suite is on the opposite side of the home, just off the kitchen, for use as guest quarters, a sewing or computer suite. A mudroom with a built-in boot box connects the three-car garage and the kitchen. A full basement houses HVAC and other mechanicals.

The Addison, a four-bedroom California split-level, gives buyers two choices for master suite placement: on the main level, with two bedrooms up and the fourth bedroom down on the lower level. Or, opt for ultimate privacy by placing the two bedrooms on the main level and reserving the upper level as a private master suite,” says Jameson.

The Lancaster Craftsman ElevationThree two-story plans are also new, each offering four upstairs bedrooms and their own special touches. Plan details vary, and may include soaring entry ceilings, great room with fireplace, sitting room off the master suite, office or flex room off the kitchen, a built-in butler’s pantry plus walk-in kitchen storage pantry, a kitchen island with sink.

Community amenities in The Estates of Prairie Haven include a pool and a changing cabana, and close proximity to Olathe School District schools: Forest View Elementary School, Mission Trail Middle School and Olathe Northwest High School are all nearby. The Estates of Forest View is a custom build community, with homes ranging from the $425,000s to the $600,000s. The four new Hilmann Home Building plans in The Estates of Forest View feature 3,000-plus square feet and are priced from the $440,000s to the $490,000s. “Custom homebuyers in the upper four hundreds price range will appreciate the attention to fine detail that these homes offer,” says Tom Langhofer, Rodrock Development general manager.

Johnson County new-home community developer Darol Rodrock has weathered many economic ups and downs since entering real estate more than three decades ago. His company has successfully created more than sixty new-home communities and counting throughout Johnson County, and Rodrock cites that “more than 20,000 people come home to a Rodrock Development community every day.” During a recent interview Rodrock offered pointers for today’s homebuyer.

Question: What do new-home buyers need to know about timing today’s real estate market?

Rodrock: A critical housing shortage is looming. The new-home inventory that was in the pipeline two years ago is dwindling, and the clamp down on builder financing is still causing new-home starts to plummet. I predict that the market is coming back, but there will be fewer new homes available. And, as supplies dwindle, home prices will trend upward.

Question: Do you expect mortgage rates to go even lower?

Rodrock: That’s hard to imagine. Right now we’re seeing 30-year fixed rates as low as 3.75, significantly lower than the 5.25% rates we saw thirty-eight years ago. I’m thinking that current interest rates may be the lowest we’ll ever see in our history.

Question: Given the changes your industry has recently undergone, what should buyers do on their own behalf?

Rodrock: A home is a decision buyers live with for a long time, which is why we’ve always believed in making every effort to ensure that they’ll want to. First, find a trusted professional realtor. Look into available mortgage programs, and figure out what monthly payments would be. Pre-qualify for a mortgage loan.

Investigate both the developer’s and the builder’s fiscal strength. Assess their level of commitment to the future of Johnson County, and to seeing the community through to completion.

Question: With sixty new-home communities, Rodrock Development must be doing something right. What is it?

Rodrock: I suppose you could say “it” is our intention to make good on our promise to Building Better Communities, our company motto. We understand that it’s not just a house that people are buying. It is their home, a way of life. A key part of our company’s mission is to offer communities where people enjoy life, and each other, more. For us it’s not just about buying land, and building houses, it’s about building strong relationships with our homebuyers, and helping our homebuyers build relationships with new neighbors.

I suppose that because I spent much of my youth in orphanages and numerous foster homes, it’s gratifying to see families enjoying time together. Whenever I consider including a swimming pool or a park, or installing walking trails in one of our communities, what I’m really envisioning are the sunset walks residents will be taking, the picnics and pool parties that will enliven their summers. It’s all about helping people create more happiness.

Question: Is that why you created the Moms Council?

Rodrock: It is. In 1989 we realized that we had hundreds of people moving into our communities from out of town or out of state. Our idea was to help organize community volunteers to plan year-round events that would encourage people to get to know their neighbors—like Easter egg hunts and holiday horse-drawn hayrides. We believe it works because it’s a from-the-heart idea.

Question: Any words of wisdom about selecting the right builder?

Rodrock: Yes. Look for the builder that’s as passionate about building your home as you are about living in it. We’ve worked with many of our builders for decades, so we KNOW them. Over time, they’ve proven their ability to innovate new-home design and construction, and conduct business with integrity.

Question: Anything you’d like prospective new-home buyers to know about you?

Rodrock: I’ve always been committed to helping people improve the quality of their lives. I taught school for ten years at Shawnee Mission West High School before I started in real estate. My business has always been in Johnson County.

I currently live on a farm in Johnson County. I’ve always enjoyed agri-business as well as being around horses and cattle. My other passion besides new-home community development is riding in cutting and pleasure horse competitions. I enjoy associating with other people throughout the U. S. who also love animals.

Question: Any other advice?

Rodrock: Only a prospective homebuyer knows if making a new-home buy now is right for them, but interest rates are at all-time historic lows, and the market supply is dwindling. I cannot urge those strongly enough who feel secure about their job, and secure about the direction the economy is headed, to get serious about making a move now.
